A prominent East Geelong character home with its own short-stay accommodation has been snapped up by buyers looking for the perfect space to host their growing family.
The four-bedroom Edwardian residence at 400 Ryrie St sold for $1.28m after a short campaign.
A major drawcard was the property’s rear self-contained studio ideal as an Airbnb, which the buyers plan to use for visiting family.

Sitting on a 688sq m block opposite Geelong High School and Eastern Park, the home’s deep setback shields it from the main road while showcasing a striking preserved facade laced with fretwork and leadlight windows.
Three bedrooms share a family bathroom featuring an antique double vanity, claw-foot bathtub and pressed-tin accents, while wrought-iron spiral staircase ascends to a versatile attic space, presented as a fourth bedroom.
“It’s a beautiful home,” Gartland Geelong selling agent Will Ainsworth said.
“It almost felt like a homestead on a farm when you when you walked in, and yes, I know it’s on Ryrie St but it was set back a bit of a way, and once you’re inside the house, you wouldn’t know where you were.”

“The people that bought it were a couple, but their kids are starting to have their own kids,” he said.
“That Airbnb component at the back, they feel would be a really nice place for them to come and visit.”
Mr Ainsworth said the main road position was reflected in the price.
“I think $1.28m for that size block, with that house on it, with the Airbnb component, anywhere else, would be worth north of $1.4m,” he said.
It was a similar situation at 196 McKillop St, East Geelong, where Sydney buyers landed an updated Californian bungalow at a weekend auction.
The three-bedroom house sold for $755,000 after competition between two bidders.
“The ultimate buyers are from Sydney and are looking to move down in about a year’s time,” Mr Ainsworth said.

The weatherboard house showcased leadlight windows and high ceilings, plus modern updates including the kitchen with stone waterfall benches, and upgraded bathrooms.
“They were looking for that live in or liveable without being too renovated and therefore too expensive, character home,” he said.
“It doesn’t have to be a big parcel of land, but something they could move in to and then do some work to down the track just central to Geelong.”
A speculative buyer looking for a renovation project was the underbidder, while two first-time buyers looked on from the sidelines.
The main road location was also reflected in the price, he said.
“The $690,000 to $750,000 price guide was there because it was near an intersection and on a fairly busy road. If it was a street behind, it probably would have been $780,000 to $830,000.
