Suburbs and towns on the brink of joining SA’s million-dollar club

More than 60 South Australian suburbs and towns are next in line to join the state’s million-dollar club, new figures reveal.
Latest PropTrack data shows 60 locations have a median house price between $900,000 and $1m, while two have median unit prices in the same range.
Netley is set to be the first to cross the seven-figure threshold, with its median house price just $2000 off the mark, followed closely by Marion ($997,000) and Paradise ($995,500).
Gary J Smith Real Estate director Craig Smith said it was no surprise Netley was on track to become a million-dollar suburb as because it had been gaining popularity in recent years.

The Netley property at 6B Fletcher St sold for $890,000 in July last year.

While “a bit forgotten” for a period, Mr Smith said a combination of the small suburb’s position in the western suburbs and the mix of properties it had to offer made it appealing to househunters.
“It’s midway between the city and Glenelg so it’s a very convenient location,” he said.
“Now it’s becoming quite a popular little suburb.
“But it’s pretty tightly held – a lot of people who have grown up in Netley buy in Netley.”
Mr Smith said both its big 1970s-built family homes and the newer townhouses in medium density zones appealed to a wide range of buyers.
Further south, Ray White Marion director Samuel Paton said Marion’s affordability compared to neighbouring beachside suburbs had driven prospective buyers to the area.
“This being the next stepping stone or destination to look at,” he said.
“I think convenience is probably another major factor – it’s smack-bang in the middle of everything.”

The Marion property at 2 Oakleigh Rd changed hands for $1.865m in February.
The Paradise residence at 2 Ozone Court sold for $1,000,100 in December last year.
With several schools, Flinders University, Flinders Medical Centre, Westfield Marion shopping centre and the beach close by, Mr Paton said it had a lot going for it.
All that coupled with limited stock, Mr Paton said it was a “recipe for competition”.
Meanwhile, Eclipse Real Estate director and principal Michael Viscariello said the mix of homes on offer were also boosting competition in Paradise, along with prices.
“It has got a good mix of new homes and nice big family homes,” he said.
“We’ve got plenty of schools in there and the amenities they keep adding too.”
Mr Viscariello said rising prices in neighbouring areas like Rostrevor were also pushing people into Paradise.
Other suburbs and towns tipped to hit a million-dollar median price next include Middleton, Chiton and Compton for houses in the state’s regions, as well as Henley Beach and Highgate for units.
