Luxury wood cabin with soccer pitch listed in heritage town where homes rarely sell
A striking home combining an original Canadian wood cabin that has been modernised as part of an owner-built extension is turning heads in a historic Canberra village.
The luxury six-bedroom home at 6 Palmer St, Hall, is being offered for $4 million via private sale in one of the quaint area’s more unusual homes.

The expansive 2029sqm property has also notched up significant interest online, becoming the third most viewed listing on realestate.com.au in February.
“It's a bit of an anomaly for the area, definitely,” Momentum Property agent Nick Paine said.
“There’s nothing else like that in Hall, especially. But just in Gungahlin - the general region - there's probably not a lot like that.”

Hall, a tightly held pocket known for its historic buildings, has retained its village feel over time.

The current owners purchased the address in 2021 for $1.6 million, modernising the original Canadian cabin while maintaining its charm. It forms a private wing that includes its own lounge, kitchen, bedroom, ensuite, study and gym room.
The extended residence includes a sleek contemporary kitchen and a master suite with spa, double vanity and atrium that floods the space with natural light. Highlights throughout include the designer European finishes and vaulted timber ceilings.

Outside, you’ll find a resort-style pool, bathroom, outdoor kitchen and entertaining area, as well as synthetic soccer pitch, landscaped gardens and vegetable patch.
“It’s a pretty amazing compound,” Mr Paine added.

“It was a timber cabin at the start and then they’ve turned it from 150sqm into 571sqm. The finish is incredible. It looks really impressive from the photos, but it's also a really tightly held area.”

Hall generally only has three to five residential sales a year, so when they come up for sale they are well received, he said.
“They're always really popular just because they're so few and far between,” Mr Paine added. “A lot of people are just coming to have a look, because obviously it’s such a rarity.”

The property would most appeal to a family or multigenerational living, given it is essentially two houses in one. It would also satisfy buyers craving a lifestyle of modern luxury blended with a rural feel, he said.
“That's the beauty of Hall - it’s got a heritage overlay over the whole township. There is a lot of older stuff like museums and it's a very interesting little pocket of Canberra, probably like a little country town feel really,” Mr Paine added.

“There's a pub, restaurant, cafe, hairdresser, and a farm supply shop. It's very quaint and small and just happens to be a nine-minute drive to a town centre in the middle of Canberra.”

If sold, the $4 million price would mark a record for the small village, Mr Paine noted.
